CalHFA Income Limits 2026: Every County — Plus the Household-Income Trap

CalHFA eligibility is a county lottery: ~$160K in rural California, ~$310K in Santa Clara. And the killer detail — they count household income, not just yours. One table, every tier, plus where Dream For All's stricter cap fits.

The Household-Income Trap — Read This Before Applying

CalHFA counts everyone 18+ living in the home. Your spouse earning $60K who isn't on the loan? Counted. Adult child with a job? Counted. The applicant-only number isn't the eligibility number.

The brutal example: applicant earns $140K (under the LA cap) — but spouse's $55K + working adult child's $30K puts household income at $225K → denied. Same family qualifies by counting differently? Sometimes — occupancy and dependency rules can exclude members. Verify YOUR composition, not the generic rule.

The upside of strict counting: it also means a one-income household with several earners off the deed can look surprisingly eligible — run the actual calculation before self-rejecting.

Frequently Asked Questions

Q1. What is the CalHFA income limit in my county?

It ranges roughly $160K-$310K depending on county — Santa Clara leads around $295-310K, Bay Area counties $250-300K, LA/SD/Orange $185-220K, Central Valley $165-180K. CalHFA counts HOUSEHOLD income (all occupants 18+), not just the borrower's — a working spouse or adult child counts. Q2. Is the Dream For All income limit different?

Yes — Dream For All uses area median income (AMI) caps (~120% AMI by program rules) rather than the standard CalHFA county table, and it's typically LOWER than regular CalHFA limits. DFA also works differently: up to 20% down payment assistance in exchange for a share of the home's appreciation when you sell or refi — you give back the DPA + a percentage of gains.

Q3. Does CalHFA count my spouse's income even if they're not on the loan?

Yes — this is the #1 disqualifier people miss. CalHFA uses HOUSEHOLD income for most programs: everyone 18+ who'll live in the home counts toward the limit, whether or not they're a borrower. Two incomes pushing a household to $200K can kill eligibility even when the loan applicant alone earns $140K.

Q4. Are there CalHFA sales price limits too?

Yes — county-specific sales price caps apply alongside income limits, generally tracking ~80-90% of area median prices (roughly $700K-$1.1M in high-cost counties, less inland). Exceed EITHER cap — income or price — and the program is off the table for that property.

Q5. I'm slightly over the limit — any options?

Three: (1) check whether household members' income must actually count (rules vary by program and household composition); (2) look at city/county DPA programs layered on regular mortgages — LA, SF, San Diego run their own with different caps; (3) wait for the annual limit revision if you're within a few percent — limits adjust with AMI.See CA DPA alternatives →

Q6. What credit score do I need for CalHFA?

660+ for most CalHFA conventional loans, 640-660 for FHA-paired options depending on lender overlay. The bigger barrier for most applicants is the household-income math, not the score.Check my score free →
