How to Apply: Step-by-Step Guide

1

Confirm your profession is eligible

Review the full list of 50+ eligible occupations on the Florida Housing Finance Corporation website. You must be employed full-time in an eligible role at time of closing.

2

Complete your homebuyer education course

All first-time buyers must complete an 8-hour homebuyer education course from an approved provider. Online courses cost approximately $30 and take about 2 hours. You receive a certificate valid for 2 years.

3

Find a Florida Housing approved lender

Not all lenders participate in this program. Use the Florida Housing lender search or ask your preferred lender if they are a participating lender. Don't apply with a non-participating lender — you'll miss the DPA.

4

Get pre-qualified

Your lender will verify your income, employment, credit, and profession eligibility. They will calculate the exact DPA amount you qualify for (up to 5% of first mortgage, max $35K).

5

Lender reserves your funds

Once you have a signed purchase contract, your lender submits a reservation to Florida Housing. Funds are allocated on a first-come, first-served basis. Reservations expire after 60 days — have your purchase contract ready.

6

Close on your home

At closing, the DPA is applied to your down payment and/or closing costs. You receive the keys with significantly less money out of pocket. The second mortgage for the DPA is recorded against the property.

Florida Hometown Heroes FAQ 2026

Who qualifies for Florida Hometown Heroes 2026?

Teachers, nurses, firefighters, law enforcement, EMTs, military/veterans, childcare workers, and 40+ other community professions. Must be first-time buyer (no homeownership in past 3 years), earn ≤150% AMI for your county, have 640+ credit (660+ for VA), and purchase a Florida primary residence.

Is Florida Hometown Heroes a grant or a loan?

It's a deferred second mortgage — 0% interest, NO monthly payments. Only due when you sell, refinance, or move out. If you plan to stay long-term, it functions like a grant since you won't repay it until you sell.

How much can I get from Florida Hometown Heroes?

Up to 5% of the first mortgage loan amount, capped at $35,000. On a $400,000 home with a $380,500 loan: 5% = $19,025. On a $700,000+ loan: maximum is $35,000. This covers down payment, closing costs, or both.

How do I apply for the Hometown Heroes program?

You must work through a Florida Housing Finance Corporation approved lender. Steps: (1) Confirm profession eligibility, (2) find approved lender, (3) complete 8-hour homebuyer education course online (~$30), (4) get pre-qualified, (5) your lender reserves your funds, (6) close on your home. Funds are first-come, first-served — apply NOW before allocations run out.

What happens if I sell my home early after using Hometown Heroes?

The assistance becomes due (must be repaid) when you sell, refinance, transfer the title, or stop using the home as your primary residence. There is no forgiveness period, but also no penalties or interest. If your home appreciates, you repay only the original assistance amount (e.g., $20,000 regardless of how much your home gained in value).

Can veterans use Florida Hometown Heroes?

YES — veterans and active military are specifically eligible for Florida Hometown Heroes AND can combine it with a VA loan. This means: $0 down (VA) + up to $35,000 closing cost assistance (Hometown Heroes) = potentially buying a home with literally $0 out of pocket (just pay the VA funding fee, which can also be financed). This is one of the best home-buying deals available anywhere in the US.
